The City of Madison Housing Tracker shows 2,424 net new homes completed through September 30, 2026, exceeding the 2,328 completed in all of 2025.

The tracker shows 2,424 net new homes of all types completed through September 30, 2026, compared with 2,328 net new homes completed in all of 2025. The tracker counts 2,569 total new homes completed this year minus 145 demolitions, and it counts each individual dwelling unit, whether rented or owned, as one home. The most net new homes completed in a single year based on available data was 3,441 in 2019, and the table shows 2,747 net new homes in 2024 and 2,268 in 2023. Of the homes completed so far this year, 768, more than 31.5% of the total, are subsidized affordable homes reserved for households making 60% or less of the Area Median Income as defined by the Wisconsin Housing and Economic Development Authority. The 768 affordable homes are the most completed in a single year dating back to 2016 and nearly double last year's total of 398. The affordable total includes 23 homes for households making less than 30% of Dane County's Area Median Income and 745 for households making between 30% and 60%. The city launched the Housing Tracker in January 2025 to publicly show progress toward its goal of 15,000 new homes created by 2030, with 25% of those offering long-term affordability. City staff projected another 9,300 households, containing approximately 18,400 people, moving to Madison by 2030, on top of approximately 134,800 households at the start of 2025. For tracker purposes, a home is considered under construction once it receives its building permit and completed once it receives its certificate of occupancy.
